Residents Invited to Comment on Proposed Anderson Center Station Redevelopment Plan

 

Anderson Township is taking the next step toward fostering mixed-use in the Anderson Towne Center area through the addition of a residential element.

A proposed $40 million-dollar investment by Hills Properties, including 200 luxury apartments, has been chosen from four proposals submitted to Anderson Township Trustees for the Anderson Center Station redevelopment project, located at the northeast corner of the Five Mile Road and Towne Center Way intersection.

This development includes high-end amenities, in a concept focused on meeting the housing needs and desires of young professionals and empty-nesters. Under the Hills Property plan, the current Park and Ride facility would be integrated into their proposed parking garage, providing covered parking and an indoor waiting area for METRO users.

In the beginning of this process of redevelopment, which is anticipated to take several years, Trustees are asking for public comment during an open house set for 4-6 p.m. Wednesday, Sept. 5 at Anderson Center, 7850 Five Mile Road.

Trustee President Josh Gerth noted that, “Given the end use and the location, this will be one of the most important projects we’ve pursued,” he said. “This will bring a residential option that is in high demand and will continue to transform the Anderson Towne Center, and our Downtown Anderson area, into a vibrant and comprehensive, mixed-use center of our township.”

The choice of Hills Properties was made after trustees and staff reviewed proposals, conducted research and developer interviews, and visited numerous example properties from the various proposal teams, Gerth noted. “We chose Hills Properties for their experience in developing the highest quality in living options and we expect this to be nothing less than a first-class, if not the best-in-class development anywhere in the Midwest.”

Gerth urged residents to weigh in with their thoughts and questions. Hills Properties representatives and township staff members will host the open house and be available for discussion.

Once public comment is received, Anderson Township will work to finalize agreements with METRO, the Ohio Department of Transportation and other entities who have ownership interests in this piece of public property.  These entities are working with Anderson Township on the development of a new park and ride to be located within the parking garage, which would be managed by Hills with a long-term lease for park and ride use.  A very loose timeline of the proposed project shows construction starting in mid-to-late 2019 with completion in mid-2021.
