Public Hearing with the Board of Trustees to Discuss a Zone Change on May 21

The public is expected to follow established protocols of speaking only when invited by the Chair.  Members of the public will be asked to stay on mute during the staff presentation of the case and Trustees deliberation.   WebEx has a function to record the meeting.  This function will be used during the public hearing.  

The purpose of this meeting will be to discuss a zone change request in Case 2-2020 Anderson, for the property located at 3464 Mt. Carmel Road (Book 500, Page 72, Parcel 48), in Anderson Township, from “AA” Single Family Residence (minimum 1 acre lot size) to “A” Single Family Residence Community Unit Plan (CUP), proposed by Mark Walker of Walker & Associates, on behalf of Bee Holdings Limited Partnership, property owner. The purpose of this zone change is for a 12-lot single-family subdivision, 11 buildable lots and one for detention. 

A community unit plan (CUP) allows the applicant to apply for deviations from the zoning resolution, while being held to a plan that is submitted for approval.  In this application, the applicant is proposing an average lot area of .411 acres (17,903 SF), a minimum lot area of .363 acres (15,812 SF), and an overall net density of 22,366 SF per lot which includes the open space parcel (detention basin), where 20,000 SF per lot is required for “A” Single Family Residence.  

In addition, the applicant is requesting a reduction in lot width from 100 feet to a minimum of 90 feet, as well as a front yard setback of 40 feet, where 50 feet is required.  The applicant has also altered their plan to note a side yard setback of 15 feet, where 10 feet was previously requested.
